Fire Alarm and CO2 Reminders

As many of you know, on January 1, 2013 a new law went into effect pertaining to smoke alarms and co2 alarms.


LANDLORDS SHALL,WHEN INSTALLING A NEW SMOKE ALARM OR REPLACING AN EXISTING SMOKE ALARM, INSTALL A TAMPER-RESISTANT, TEN-YEAR LITHIUM BATTERY SMOKE ALARM


Also, you should have a 10 year lithium battery smoke alarm in each bedroom and each hallway on each level of your rental property.


Now, there are 2 exceptions to installing the 10 year lithium battery smoke alarm as follows:

  • The dwelling unit is equipped with a hardwired smoke alarm with a battery backup  
  • The dwelling unit is equipped with a smoke alarm combined with a carbon monoxide alarm.

And, you need to have a CO2 detector on each level of you home even if you do not have fuel inside your property. This means, if you have an ATTACHED GARAGE, your unit MUST have a CO2 alarm on each floor.

Carbon monoxide is an odorless, colorless gas created when fuels (such as gasoline, wood, coal, natural gas, propane, oil, and methane) burn incompletely. In the home, heating and cooking equipment that burn fuel can be sources of carbon monoxide.
