How is your property manager performing? Do you know their rent collection rate, occupancy rate, or how long their homes sit vacant?

What the strong numbers mean for owners

  • 99% rent collection. Reliable rental income is the foundation of a good investment. Our goal is 95% or better.

  • 97% occupancy. Fewer vacant homes means fewer costly vacancies. Our goal is 95% or better.

  • 22 days on market. Every day a home sits empty is rent you don't collect, so faster leasing means less lost rental income. Our goal is 30 days or less.

  • 4.5-star Google rating. This is one signal of customer satisfaction and it meets our goal, but it is only one measure. We pay just as much attention to the numbers below.

Where we fell short

Lease renewals: 67% (goal: 70%). Every renewal is a chance to reduce turnover and leasing expenses for the owner, since a resident who stays means no vacancy, no re-leasing, and no make-ready. We came in three points under our goal.

Speed of repair: 9.4 days (goal: 7 days). Our average repair completion time, measured from the day a work order is created to the day the work is finished, was 9.4 days, exceeding our seven-day goal.

Several factors contributed to longer repair times. Some repairs required replacement parts that had to be ordered. Others waited for property owner authorization to proceed. Every additional day matters to our residents. While some delays are outside our direct control, we're tracking where time is being lost and looking for ways to improve it.

What we're doing about repair delays

We're taking a closer look at these delays to identify where we can improve. We're measuring the actual sources of delay, including parts, owner approvals, and the type of repair, so we can see what's driving them and make this scorecard more accurate. Our priority remains completing repairs that affect resident safety and comfort as quickly as possible. We'll report what we find in a future scorecard.
