Application Qualifications

Any and all applicants will be evaluated based on the following terms:

  • All applicants for lease must be at least 18 years of age. Occupancy is without regard to age, however, all occupants at least 18 years of age will be held financially responsible and therefore, must be listed as leaseholders and complete the application process.
  • All applicants for must provide proof of a valid Social Security Number or Individual Taxpayer Identification Number.
  • VERIFIABLE INCOME: The total household gross income must be at least three times the amount of one month’s rent. Applicants who hold jobs that are commission based only; base salary plus commission, tips or bonuses; are considered self-employed. Those Applicants must provide the previous year’s personal income tax return and the previous two months personal bank statements as evidence of sufficient income.
  • All applicants are required to provide the two most recent pay stubs as proof of income.
  • PG Management Group does not allow cosigners.
  • CRIMINAL HISTORY: Landlords and managers who use criminal background checks as part of the tenant screening process may reject an applicant with a criminal record that shows any of the following:
    • Conviction of any felony.
    • Conviction of crimes against people or property.
    • Conviction of crimes involving the manufacture, sale or distribution of controlled substances.
    • Conviction of crimes involving solicitation or prostitution.
  • Providing any false, misleading or incorrect information on the rental application will be sufficient grounds for rejecting the application and forfeiture of Application Deposit. Discovery of falsification of application after move-in will be sufficient grounds for immediate termination of the Lease Contract. All information provided by the prospective resident may be reviewed with appropriate state and local government authorities and or consumer credit reporting agencies as permitted by law.
  • Non-discrimination on the basis of race, color, religion, sex, handicap, familial status or national origin is the comprehensive policy of PG Management Group, LLC
  • Management shall comply with and enforce any applicable governmental and company limitations on the number of persons who may reside in a unit or any portion thereof, imposed by statute, code, ordinance or regulation.
  • Application Fee is non-refundable.
  • Applications may be stored and re-used within 30 days of management’s receipt. If after 30 days, applicants choose a home, they will be required to re-start the application process.
  • PG Management Group, LLC Pet Policy:
      If you do have pets, please note you will be required to fill out a separate PET application for each pet that will be living in the property. The application fee is $20 for your first pet, $15 for all additional pets, and $0 for assistance animals. This application fee is non-refundable.
      There is a $350 non-refundable pet fee per pet. Due to the nature of the breeds, Please consider the following breeds “unacceptable”: Akita, American Bulldog, Bullmastiff or Mastiff, Chow, Doberman, German Shepherd, Husky, Presa Canario, Pit Bull, Siberian Husky, Staffordshire terrier, “Wolf Dog/ Wolf Hybrid”, Bull Terrier, Pit Bull Terrier, Rottweiler and Any Combination of these. Special Consideration is given to dogs that assist tenants with special medical needs, provided medical documentation is submitted. **Please note that this is not a list PG Management Group, LLC created, this is what our Property Owner’s Home Owner’s Insurance Companies will not allow. If they do a property assessment and find that a tenant has one of the above listed dogs, the Home Owner’s Insurance will drop them immediately from coverage. Pets are conditional and MUST be approved by the homeowner. Applicants will be required to submit a COLOR photo of any and all pets to be living on the premises.
  • RENTERS INSURANCE will be required as follows:
      Tenant will be required to obtain and maintain throughout the term of tenancy a renter’s insurance policy and to promptly provide PGMG a copy within 30 days of lease activation with PG Management Group, LLC listed as additionally insured. In addition to coverage for damage or loss to Tenant’s personal property in such amount as Tenant may determine, the policy shall include coverage for bodily injury, and property damage for which Tenant may be liable such as fire, smoke, explosion, backup or overflow of sewer, drain or sump, and water damage, in the amount of $100.000.
    • If Tenant does not maintain Required Insurance, the insurance requirement of the Lease Agreement may be satisfied by PGMG, who will schedule the Tenant’s unit for coverage under the Landlord’s Required Resident Liability insurance policy (“LRRL”). The coverage provided under the LRRL will provide the Required Insurance coverage listed above for fire, smoke, explosion, backup or overflow of sewer, drain or sump, and water damage (NOT Tenant’s Personal Property). An amount equal to the total cost to the Landlord for the LRRL coverage shall be charged to Tenant by PG Management Group, LLC. The cost of this Insurance will be $9.50/mth and will be automatically attached to Tenant’s Account.
  • Applicants are required to have a credit score of at least 600. Any applicants who receive a score of 599 or below will be subject to application denial or an additional deposit, whichever Management and the homeowner agree upon
      Approved applicants will receive an APPROVAL email from PGMG with the following explained and you must reply to that email within 24HRS.
      Security Deposit is to be paid in SEPARATE CERTIFIED FUNDSand you will need to OVERNIGHT the funds. NO EXCEPTIONS A lease will need to be signed only AFTER we receive the security deposit, rent, and non-refundable pet fee. NO EXCEPTIONS Rent will need to be paid from the day your lease starts until the end of the month in SEPARATE CERTIFIED FUNDSand you will need to OVERNIGHT the funds. NO EXCEPTIONS. Non-Refundable pet fee of $350 will need to be paid in SEPARATE CERTIFIED FUNDS and you will need to OVERNIGHT the funds. NO EXCEPTIONS. ***Yes, you can place all monies in one envelope and overnight ALL funds as there is no need to send separate packages*** We will continue to show the property and process applications until the Lease, and all Monies have been paid. This is the only way to secure the property for your move in date.
